This is a guide on how to use the Snapdocs CD Balancing tool as a settlement agent.
Step 1: The balancing process starts by receiving the below email when the lender is ready to kick off the balancing process. To begin, select the “Download lender closing disclosure” link and login to the Snapdocs platform.
Step 2: After you login to the platform you will be shown the below screen listing your next steps. This screen will allow you to download the lender’s CD to balance into your system by selecting the blue button.
Step 3: Balance the CD in your system as you normally would.
Step 4: After you balance to your system, you will log back in the Snapdocs system and upload your revised CD to step 2 by clicking on the section or dragging and dropping the documents.
Tip: Include any notes for the lender, that you would like to add in the comment box.
Step 5: Once done uploading your CD and notes, select the Send to lender button.
Step 6: After you select “send to lender” you will see the below screen letting you know you are pending action by the lender.
Tip: In this portion, you are able to download or upload any “supplemental” documents (ex. Payoffs, riders, etc.) in the supplemental docs section shown below.
Step 7: If the lender thinks there needs to be another round of balancing, you will receive an email notifying you that there are additional actions to take. Select Manage closing disclosure to download their new CD, balance, and upload your revised CD with notes.
Step 8: When the lender has marked the CD as balanced you will receive a notification email.
Select View closing disclosure and login to the Snapdocs platform. You can download the final CD as well as view final cash to close and wire amount numbers
