Settlement Guide to Trailing Documents

Snapdocs helps lenders & settlement agents better manage outstanding trailing documents.

From the same page you manage closings today, you can upload copies of trailing documents – recorded mortgage/deed and final title policy – to be instantly returned to the lender. Completing this upload here will keep everyone in sync on the latest status of trailing documents & minimize follow-ups requesting trailing documents.

How to Send Trailing Documents

  1. Login to Snapdocs

  2. Upload trailing documents underneath the “Trailing Documents” section

  3. When all trailing documents are uploaded, select Complete Trailing Documents.

Helpful Tips

  • You can upload documents individually across multiple days.
    • For example, if a recorded mortgage/deed is ready before the final title policy, you can upload the recorded mortgage first. Then, come back later to upload the title policy and mark the task complete.
  • The person(s) responsible for trailing documents must be added to the closing in order to upload trailing documents.
    • Simply add the contact to the closing and assign their role as a “Post-Closer”. Assigning this role will filter all trailing doc notifications to this person.
