January 4, 2023 Product Updates
Add the Ability to Block "Welcome Email" to Multiple Team Members Creation
When Lending Companies are adding multiple team members, they now have the ability to toggle whether the “welcome email” is being sent to new users.
Configurable RBA (Role Based Access) for Loan Officer Account Creation
Lending Companies will now have the ability to assign Role Based Access to Loan Officers when their account is created on Snapdocs. Lending Companies can decide if the Loan Officer should have either ‘Closing Editor’ or ‘View & Comment’ access. Loan Officers will default to Closing Editor unless configured otherwise. Please reach out to your Customer Success Manager for more details.
Add eSign Reminder Banner to Lender UI
If a borrower has not eSigned after the wet signing appointment is complete, lenders will see in the closing:
- New "Partially signed" status
- A warning label that the borrower has not eSigned yet. This will not appear if the LO has not eSigned yet, only for borrowers.
Escrow ID visibility for Settlement Experience
- Escrow ID available in Settlement email subject lines
- Escrow ID listed at top of Closing Page

New Loan Officer eSigning document supported
Snapdocs now supports "Nevada Repayment Ability Verification Worksheet" as an eSign document for Loan Officers. The following criteria will need to be met for this to take effect:
- Loan Officer eSigning is enabled for your company
- Document preference for "Nevada Repayment Ability Verification Worksheet" is set to eSign
From here, the Loan Officer can expect to eSign this document when it is present in closing packages.

Allow lending team members to download the Closing Audit Trail
Lending team members can now view and download the audit trail directly on the Closing Page. This will download as a CSV file with the naming convention “[File Number] [Borrower Last Name] Closing Audit Trail”
Add "Waiting for Scanbacks" as a Dashboard Filter
This is a new CQC status for lenders to filter their dashboards by. The purpose of this is to accurately account for the period where eSigning has been completed but no scanbacks have been uploaded, meaning - the QC report is unavailable. This status will appear when no scanbacks have been uploaded to the closing and at least one of the following criteria is met:
- eSigning is complete
- the wet-signing appointment has passed
Update QC Report language from "Unclassified" to "Unknown"
Changing text from “unclassified” to “unknown” in the QC report and in the QC report email.
February 14, 2023 Product Updates
Deliver eSigned documents to borrower after completing eSign
This is a new feature setting that can be toggled on/off by Lender request. Once the borrower completes eSigning, Snapdocs will notify the borrower that their signed eSign package is available for download.
Lenders can receive email notifications if Settlement has not uploaded scanbacks
Lending team members can now receive email notifications if Settlement has not uploaded Scanbacks and/or if the signing appointment is not marked as complete. These emails can send at 3 different time intervals once the signing appointment has passed: 2 hours, 1 day, and 3 days.
Lender admins can configure which role receives this email in the Snapdocs email settings.
March 14, 2023 Product Updates
Mark documents as "not current" in Encompass during document pushback and efoldering
Lenders will have the ability to toggle whether or not they want the Snapdocs API to update existing documents in an eFolder to "not current" when pushing documents back to Encompass. Please reach out to your Snapdocs representative for more information!
Ability to "view" scanbacks (signed documents) on Closing Page
Previously, users could only download and delete scanbacks from the closing page in Snapdocs. Now, users (lender & settlement) can view scanbacks uploaded to the closing without downloading. Clicking the “eye” icon in line with the scanback name will cause a PDF of the scanback to open in the browser.
The “delete” and “download” buttons will now be hidden under the three dots to the left of the “eye” icon, and are selectable through a dropdown menu.
Scanback (signed document) Integrity Check
There is a new feature available called the "Scanback Integrity Check". This will search the scanbacks for Loan ID, Primary Borrower last name, and Primary Borrower signature name, and confirm if the documents uploaded match the closing. If the scanbacks uploaded to the closing do not match, the below errors will populate on the closing page
*This is a feature that can only be turned on in conjunction with the Missing Signing Field detection product. Please reach out to your Snapdocs representative for more information!

We are changing the order of the eSigning flow in the Borrower experience for Hybrid w/ eNote closing types. This will now look as follows:

Other updates to the Hybrid w/ eNote eSigning experience include:
- (Update) Consumer journey in lender & settlement closing pages:
Lenders & settlement agents will now see one more step in the consumer journey panel on a closing page: “Completed signing eNote”. This will show as completed (i.e., green) when the borrower has completed signing the eNote. The step “eNote registered” is still present and will only show as completed (i.e., green) when the note is registered.

Step-by-step guide at review documents:
When Borrowers open their documents for preview, they will be presented with a step by step guide of their Snapdocs eSigning experience.

Borrower dashboard tasks:
We will be separating the steps of “eSigned documents” and “signed eNote” as separate steps.
New Email Notification: Signed documents successfully uploaded to Encompass
For lenders using our Encompass integrations to receive documents into their designated eFolder, they can now receive an email notifying them that documents were successfully uploaded. They can control who receives this email from within their Snapdocs email settings. When release native settings for all lenders will be toggled to "none selected".
*For Lenders with the eFoldering feature enabled, the email will send when eFoldering is completed and all documents have uploaded to their designated eFolders.
Mortgage Cadence/Byte LOS Integrations update: Document Pushback
For lenders using our Mortgage Cadence or Byte integrations, we will no longer push back duplicate versions of signed documents into their LOS.
April 18, 2023 Product Updates
Removed 5 minute SLA for accelerated processing on Hybrid w/ eNote closings
For Hybrid w/ eNote closings, we are removing the 5 min processing time SLA that is communicated on the closing page and reverting it back to the standard 1 hour processing times. eNote processing is not yet accelerated and this was conveying misinformation.
Add LO eSigning status to Closing Dashboard
For lenders who allow Loan Officers to eSign, we now provide two eSign status columns on the lender dashboard:
- Consumer eSign: Shows if the consumer(s) finished eSigning
- Loan Officer eSign: Shows if the loan officer finished eSigning
The possible statuses include:
- Not Sent: eSign not available yet
- Pending: eSign not complete
- Complete: eSign complete
- Wet Sign: Opted-out of eSigning
These columns are available to select from in "Customize Columns" on the Lender Dashboard. Lenders who do not allow Loan Officers to eSign, will still only see one column: eSign Status. This is the same status we provide today.
Informative message when 'Rush documents' uploaded to closing page
*This only applies to lenders with a CQC feature enabled: Missing pages report, Signature detection, and/or eFoldering
When the criteria above is met, If 'rush' documents are uploaded to a closing the following message will populate under the “quality control report” section of the closing page:
Note: QC Reporting does not apply to Rush documents. Rush documents will be sent to Encompass, but we cannot guarantee the accuracy of eFoldering.

ACTIVITY LOG UPDATES
New activity log descriptions now provided when a closing is auto-converted
In some instances, Snapdocs must automatically convert a closing if it does not meet certain eClosing criteria. When this occurs, new activity log descriptions will provide context as to why a closing was automatically converted. A loan will be automatically converted if it falls under one of the following scenarios:
- Hybrid or Hybrid + eNote loan types will convert to Wet if there are no documents to eSign in the submitted package. The log description reads:
Closing converted to wet as no consumers have documents to eSign -
Hybrid + eNote will convert to Hybrid if there is no eNote included in the submitted package. The log description reads:
Closing converted to hybrid as there is no eNote to sign
When closing types are converted, be sure to review the submitted closing package to ensure all proper documents are included.
ACTIVITY LOG UPDATES
New Activity Log Event Type: Signer Name Updates
When a Signer name is updated on a closing, it will now appear as an event in the Activity Log. The log description reads:
Signer name changed from [old name] to [new name] by Snapdocs Assistant
Please note, you will no longer receive notification emails from Snapdocs Support when a minor name change occurs on a closing (i.e. John Smith to John M. Smith). Snapdocs will continue to confirm major name discrepancies when necessary.
ROLE-BASED PERMISSIONS
Ability to set default Role Based Access (RBA) for Loan Coordinators
Lending companies now have the ability to assign Role Based Access (RBA) to both Loan Officers and Loan Coordinators when their account is created on the Snapdocs platform. Lending companies can decide if these users should have Closing Editor or View & Comment access. Users will default to Closing Editor unless configured otherwise. This is an addition to a previous enhancement from the January 4, 2023 release.
Please contact your Customer Success Manager if you would like to modify the default RBA for these users.
CLOSING TEAM ENHANCEMENT
Add an additional Settlement Agent when creating a closing
Snapdocs can now accept two Settlement Agents during closing creation. Please contact your Customer Success Manager if you would like to implement the additional Settlement Agent field.

Convert Hybrid w/ eNote closings
Lenders can now convert a Hybrid w/ eNote closing to a standard Hybrid closing before and after borrowers complete eSigning in Docusign.
This action can be taken by deselecting the “Include eNote” checkbox when making edits to a closing:
When deselected:

the paper Note document will append to the wetsign package.

The borrowers will not be required to eSign again if already completed.

Email notifications are designed to provide borrowers with transparency and easy-to-follow instructions. Our goal is to reduce common questions fielded by your teams, and streamline introduction emails you may already send to borrowers today.
New Email Notification: Introduction to Digital Closings
Automatically send an introduction email to borrowers with helpful next steps to complete their closing. This email includes:

Digital Closing Overview: You, the lender, offer a digital closing experience that makes closings easier, faster, and more secure for your customers

Key Closing Milestones: Important steps for a borrower’s closing (doc review, eSign, and signing appointment details)

Helpful Info: Instructions on how to access the digital closing and other helpful resources

This email is configurable by Lender Admins and will default to “off.” Enable this email at any time in Settings > Email Notifications > “Introduction Email”

Borrowers will receive timely email notifications with important updates, next steps, and upcoming milestones. Borrowers will now see a “Coming Up” section at the bottom of emails with the next step for their closing.

If only the signing appointment date is set, signing appointment details (including date, time and location) will not populate in this email. This is intended to avoid confusion for borrowers

Email Improvement: Automated eSign Reminder
Snapdocs has modified the following eSign reminder. If an appointment time has not yet been set, this notification will be sent at 8:00 AM local time. An automated appointment reminder is also sent 3 hours prior to the scheduled appointment time.

Admin users can check their previous configuration in their platform settings. The reminder is in Settings > Email Notifications > “Reminder to eSign unsigned documents hours before the appt.”

The reminder is sent at the specified time in the borrower’s time zone
Email Improvement: Rich Text Update
When a borrower receives an email notification, they can now access their closing in two ways:

By clicking the “Call to Action” button

By clicking the text beneath the button that reads “Or access closing here.”
In some cases, email clients may prevent borrowers from viewing a button. Adding the rich text ensures that borrowers are always able to access their closing.

Email Improvement: eSign Instructions in Digital Closing Email
Before
Instructions on the “review” and “review & eSign” emails indicated the borrower would need to come back to eSign if documents were available. This sometimes created confusion with borrowers whether eSign was in fact available.
Now
We have clarified this to simply instruct the borrower to either review or review & eSign the documents.
CLOSING ACTIVITY LOG
Borrower Name Update
A new activity log entry has been added to indicate when a signature name has been added or updated on a closing. This is an addition to a recent enhancement from May 9, 2023.

Snapdocs eVault lenders can now provide alternative field values in ARM Forms 3441 and 3442. Previously, the Subsequent Rate Adjustment Months and Subsequent Cap Percent fields would default to the Fannie Mae approved values of 6% and 1%, respectively.

Add Multiple Recipients to Email Notifications
Notification emails can now be sent to multiple recipients. To send notifications to more than one email address, simply populate the Notifications Email field with all required email addresses (comma-separated).

Report Formatting Options
When generating an eVault report, users can now select .csv or .xlsx (Microsoft Excel) formats. Previously, reports could only be downloaded in .csv format.

Lenders can now customize the instructions borrowers see in their message panel. The message panel is visible to borrowers in the Document Preview and Borrower Dashboard.

SNAPDOCS EVAULT
Enhanced Convert to Paper Process
Snapdocs has added an enhanced method of completing a Convert to Paper deactivation within the eVault. The new process permanently exports vaulted electronic documents and converts them into physical paper documents. This is an irreversible change that converts an eNote into a paper note. The resulting printed package contains three documents:

Resend Closing Link to Settlement Team
Lenders can now re-send a closing link to the settlement team directly from the closing page. This allows the settlement to quickly access the closing, in the event that they cannot locate the latest email from Snapdocs.

Borrower Shared Email Address Activity Log
If a borrower email address is updated to/from a shared email address - the closing will reprocess. Snapdocs will now produce an event stating that this has occurred: Documents reprocessing due to borrower shared email address change

Improved “Rush Document” Message for Closing Quality Control
Closing Quality Control (CQC) cannot run on documents uploaded as “rush.” Messaging and UI updates have been made in order to make this more informative. Additionally, users can opt out of receiving this message for 30 days, or until their cache is cleared on their computer.
